Step1. Study the following text about bank lending.
Обеспеченные ссуды предполагают наличие того или иного залога. Примером может служить ссуда, обеспеченная закладной под автомобиль или другой вид движимого имущества. В качестве обеспечения ссуды могут использоваться самые различные виды активов и товаро-распорядительных документов — недвижимость, складские квитанции, дебиторские счета, промышленные здания и оборудование, сохранные расписки, коносаменты с передаточными надписями, партии нефти, акции корпораций и облигации. Основное требование к таким активам — их реализуемость. Главная причина, по которой банки требуют обеспечения,— риск понести убытки в случае нежелания или неспособности заемщика погасить ссуду в срок. Обеспечение не гарантирует погашения ссуды, но уменьшает риск, так как в случае ликвидации банк становится привилегированным кредитором, т. е. получает преимущество перед другими кредиторами в отношении любого вида активов, которые служат обеспечением банковской ссуды.
Обеспечение ссуд необходимо по ряду причин. Одна из наиболее распространенных — это, пожалуй, непрочное финансовое положение заемщика. Оно может проявляться по-разному: в наличии крупной задолженности кредиторам, плохом руководстве и недостаточности доходов. При таком финансовом положении заемщик вынужден подкреплять доверие к себе, закладывая какое-либо имущество. Наличие залога дает банку и определенное психологическое преимущество. Пока у заемщика заложено больше капитала, чем у банка, а банк находится в привилегированном положении и может лишить права выкупа залога при, нарушении кредитной сделки, заемщик будет стремиться погасить долг. Обеспечение зависит и от срока ссуды. По мере его удлинения риск неуплаты возрастает, поэтому ссуда на приобретение недвижимости, например, почти всегда предоставляется под обеспечение.
В соответствии со сроком погашения банковские ссуды можно разделить на кратко- и долгосрочные. К первым обычно относят ссуды, предоставляемые на год или меньше, среднесрочным — на срок от одного до 7-8 лет, а долгосрочным — на более продолжительные сроки. Краткосрочную ссуду можно оформить на определенный период—в пределах года — или до востребования. Ссуда до востребования не имеет фиксированного срока, и банк может потребовать ее погашения в любое время. При предоставлении ссуды до востребования часто предполагается, что заемщик сравнительно ликвиден и что активы, в которые вложены заемные средства, могут быть превращены в наличность в очень короткий срок.
Определение среднесрочной ссуды страдает значительной расплывчатостью. Нередко ссуду, выданную на 10 лет, относят к среднесрочным. Многие потребительские ссуды можно считать среднесрочными. Срочные ссуды фирмам, которые получили большое распространение в последние годы, предоставляются на срок в 10 лет и меньше. Наиболее распространенным типом долгосрочных ссуд является кредит на приобретение домов и финансирование строительства зданий торгового и производственного назначения.

The client. You’ve been the borrower of a large bank for 20 years. Now you are repaying the loan and your shares of Ford Company serve as collateral. The problem is that the price of these shares dropped down and the collateral coverage decreased. You have nothing more to pledge as collateral behind the loan. So you try to persuade the clerk to overlook the decrease of the collateral value. Your main argument is you’ve been honestly and accurately repaying the loan for 20 years.
The clerk. You demand collateral behind the loan and give your reasons and arguments against your client’s request. Describe the Regulations of your bank and try to stay firm and polite.
Situation 2
The small business owner. You phone to the Head of Lending Division and ask him about different types of loans and interest rates in his bank. As this question is rather complex and the Head of Lending Division has no time at the moment you decide to organize a meeting.
The Head of Lending Division. You try to provide detailed and full information about loans for your potential client during your personal conversation.
